Effective Date: 1st January 2026

These Terms and Conditions govern the Zeo Mortgages Refer a Friend Scheme (the “Scheme”). By participating, you agree to be bound by these Terms.

1. Promoter and Regulatory Status

1.1 The Scheme is promoted by Zeo Mortgages, a trading style of Zeo Finance Ltd, registered in England and Wales under company number 10950796, with registered office at 604 London Road, Davenham, Northwich, Cheshire CW9 8LW.

1.2 Zeo Finance Ltd is authorised and regulated by the Financial Conduct Authority (FCA) under Firm Reference Number 915386.

1.3 This Scheme constitutes a marketing promotion and is not a financial promotion relating to a specific mortgage product.

2. Eligibility

2.1 The Scheme is open to individuals aged 18 or over who are existing or previous clients of Zeo Mortgages (the “Referrer”).

2.2 The person referred (the “Referee”) must:

• Be a new client who has not previously enquired with or received mortgage advice from Zeo Mortgages;
• Be resident in the United Kingdom;
• Require mortgage advice for personal purposes (not for commercial referral arrangements).

2.3 Employees, appointed representatives, contractors of Zeo Mortgages, and their immediate family members are not eligible to participate as Referrers.

3. Referral Process

3.1 To qualify, the Referrer must:

• Provide the Referee’s name and contact details to Zeo Mortgages, or
• Ensure the Referee confirms the Referrer’s full name at the point of their initial enquiry.

3.2 The referral must be declared at the outset of the Referee’s first contact with Zeo Mortgages. Referrals cannot be applied retrospectively.

3.3 By providing a Referee’s details, the Referrer confirms they have obtained the Referee’s consent to share their personal data.

4. Qualifying Criteria

4.1 A referral will qualify for a reward only where:

• Zeo Mortgages provides mortgage advice to the Referee;
• The Referee proceeds with a mortgage arranged through Zeo Mortgages; and
• The mortgage transaction completes.

4.2 A referral will not qualify if:

• The Referee does not proceed with a mortgage;
• The mortgage application is declined;
• The mortgage does not complete; or
• Zeo Mortgages ceases to act for the client for any reason.

4.3 Completion is defined as the date funds are released by the lender.

5. Reward

5.1 The Referrer will receive one £100 Amazon.co.uk voucher for each qualifying referral.

5.2 The reward will be issued within 30 days of mortgage completion.

5.3 There is no limit to the number of individuals a Referrer may refer. A separate reward will be issued for each qualifying completed mortgage.

5.4 The voucher:

• Is non-transferable;
• Has no cash alternative;
• May be subject to Amazon’s own terms and conditions.

5.6 Zeo Mortgages reserves the right to substitute the stated reward with an alternative of equal value if circumstances beyond its control make this necessary.

6. Fees and Charges

6.1 Participation in this Scheme does not entitle the Referrer or the Referee to any reduction, waiver, or discount of Zeo Mortgages’ standard broker fees.

6.2 All standard fees and charges will apply to referred clients in accordance with the client agreement and Initial Disclosure Document.

7. Regulatory and Compliance Considerations

7.1 The Referrer must not:

• Provide mortgage advice;
• Make representations about specific lenders or products;
• Act as an introducer on a commercial or professional basis;
• Conduct regulated activity within the meaning of the Financial Services and Markets Act 2000 (FSMA).

7.2 This Scheme is designed for genuine personal recommendations only. It must not be used in connection with paid advertising, lead generation, or commercial referral arrangements.

7.3 Zeo Mortgages reserves the right to withhold or refuse a reward where it reasonably suspects:

• Fraudulent activity;
• Breach of these Terms;
• Misrepresentation;
• Non-compliance with applicable regulatory requirements.

7.4 The Referrer is responsible for any personal tax liability arising from receipt of the reward.

8. Data Protection

8.1 All personal data will be processed in accordance with the UK General Data Protection Regulation (UK GDPR), the Data Protection Act 2018, and Zeo Mortgages’ Privacy Policy.

8.2 Zeo Mortgages will only contact referred individuals in accordance with applicable data protection and marketing laws.

9. Amendment and Withdrawal

9.1 Zeo Mortgages reserves the right to amend, suspend, or withdraw the Scheme at any time without prior notice.

9.2 Any amendments will not affect rewards already earned prior to the amendment date.

10. General

10.1 The decision of Zeo Mortgages in respect of eligibility and qualification under the Scheme is final.

10.2 These Terms are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
